Mould and air quality inspections in Kitchener and Waterloo

Mould and indoor air quality inspections in Kitchener, Waterloo, and the townships. Century homes near downtown, post-war finished basements, and tight new builds. Lab-tested air samples and a moisture-source report.

Kitchener and Waterloo have three kinds of mould problems that look nothing alike. Century homes near downtown Kitchener and uptown Waterloo have damp stone basements and knob-and-tube era wall cavities. The post-war neighbourhoods that ring both cores are full of finished basements and rental suites with the moisture that comes with them. The new south and west subdivisions are built tight, and when the ventilation is not balanced, condensation shows up in attics and on window frames within a few winters. We test the air and find the water in all three.

Student rentals, basement suites, and finished basements

A large share of KW housing has a basement apartment or a student rental, and those spaces carry extra moisture from showers, cooking, and laundry with less ventilation than the main floor. We sample the air in the suite separately from the main house, check the bathroom exhaust, and look for the carpet-on-concrete and drywall-against-foundation details that trap moisture.

Finished basements in 1960s to 1980s homes often hide efflorescence and staining behind panelling. We use moisture meters and thermal imaging to find wet areas without opening walls, and we tell you where a small inspection opening would be worthwhile.

Tight new builds and attic condensation

In the newer subdivisions the common finding is attic frost and staining from bathroom fans that terminate short of the roof, insufficient attic ventilation, or an HRV that has never been balanced or has been switched off. Window condensation and black spotting on north-facing frames are the inside signs. We check the attic, the ventilation equipment, and the humidity levels and explain how to run the house so it stays dry.

Every inspection includes a control sample outside, samples on each floor and in areas of concern, lab analysis of species and concentration, and a written report that pairs the results with the moisture source we found. The report is independent: we do not do remediation.

How the mould inspection works

  • Control air sample outside the front door as a baseline.
  • Air samples from each floor and areas of concern.
  • Lab analysis of mould species and spore concentrations.
  • Detailed report with recommendations, including moisture and leak sources.

Mould Inspections in Kitchener: FAQs

Can you test a basement apartment separately from the main house?

Yes, and we recommend it. Suites often read differently from the main floor, and the report shows each area against the outdoor control.

Is attic mould a problem if nobody lives up there?

It damages sheathing and signals a ventilation or exhaust problem that will keep getting worse. Attic staining is also a common insurer and buyer concern at resale.

Do you cover Waterloo and the townships?

Yes: Kitchener, Waterloo, Breslau, Elmira, St. Jacobs, Baden, New Hamburg, and the rural properties around them.
