Mould and air quality inspections in Toronto
Mould and air quality inspections in Toronto: century semis and rowhouses, post-war bungalows, basement apartments, and flat-roof additions. Lab-analyzed air samples, moisture tracing, and an independent report.
Toronto houses are older, closer together, and more heavily lived in than anywhere else we work, and every one of those things feeds mould. Century semis and rowhouses in the east and west ends have rubble foundations, shared walls, and basements that were never meant to be living space but now are. Post-war bungalows in Scarborough, North York, and Etobicoke have finished basements and reverse-slope driveways that send water to the door. Flat-roof additions and third-floor conversions add their own leak paths. An air quality inspection tells you what you are breathing and where the water is coming from.
Century homes and basement apartments
Downtown and in the older neighbourhoods we start at the foundation: rubble or early block walls, a floor that may sit below the water table in spring, and a basement that has been finished into an apartment with a bathroom and a kitchen. We sample the suite separately, check how it is ventilated, and look for the drywall-on-foundation and carpet-on-slab details that hold moisture. Shared walls in semis and rows can carry a neighbour’s moisture problem too.
Flat roofs, parapets, and the junctions where an addition meets the original house are the leak points we see most. We use thermal imaging and moisture meters on ceilings and walls below them so the report points at the source, not just the stain.
Post-war bungalows and tight lots
In Scarborough, North York, and Etobicoke the typical findings are a finished basement with past water entry, a reverse-slope or shared driveway that drains toward the house, downspouts that discharge against the foundation, and window wells that fill. We trace grading and drainage on lots where there is very little room to fix them and tell you what is realistic.
Every inspection takes a control sample outdoors, samples on each floor and in areas of concern, and sends them to an accredited lab for species and spore concentration. You receive the lab report with our reading of it and the moisture findings. We do not remediate, so the report is yours to take to any contractor.
How the mould inspection works
- Control air sample outside the front door as a baseline.
- Air samples from each floor and areas of concern.
- Lab analysis of mould species and spore concentrations.
- Detailed report with recommendations, including moisture and leak sources.

Mould Inspections in Toronto: FAQs
Can you inspect a Toronto condo or apartment for mould?
Yes. The sampling is the same. The moisture source is often a building envelope or plumbing issue, and the report gives you findings to raise with the board or landlord.
How quickly can you get to Toronto?
We book Toronto regularly from Puslinch. Lab results follow within a few business days of the visit.
Will a mould inspection help in a purchase negotiation?
An independent lab-backed report with the moisture source identified is specific enough to price a repair or a remediation against, which is what negotiations need.
