Home inspections in Hamilton
Hamilton home inspections from the lower city to the Mountain and rural Flamborough, Ancaster, Dundas, and Glanbrook. Septic, well, cistern, and WETT on the same visit.
Hamilton is one city with very different housing: brick century homes and wartime houses in the lower city, 1950s to 1980s subdivisions on the Mountain, escarpment-side homes in Dundas and Ancaster, and rural Flamborough and Glanbrook properties that run on wells, cisterns, and septic systems. Our Puslinch base is just north of Flamborough, so Hamilton is one of our busiest areas.
Lower city and Mountain homes
Older lower-city houses often have rubble-stone or early block foundations, original wiring that has been partly updated, galvanized or lead supply lines, and chimneys that have been abandoned or relined. On the Mountain, the common items are aluminum branch wiring in homes built from the mid-1960s to mid-1970s, original furnaces and water heaters near the end of their life, and finished basements that hide moisture at the slab edge.
Pools are common in Stoney Creek and on the Mountain, and we inspect them with the house. WETT inspections for wood-burning fireplaces come up in every part of the city when a buyer or insurer asks.
Rural Flamborough, Glanbrook, and Ancaster
Rural Hamilton properties are where cisterns are most common in Southern Ontario. Much of Flamborough, Carlisle, Freelton, Binbrook, and Mount Hope sits on bedrock groundwater that is hard, sulphurous, or low-yield, so many homes store trucked water in a cistern instead of using a well, or use both. A rural Hamilton inspection from us covers the house, the septic system with a loaded flow test, the well or cistern with a water sample, and any wood stove or fireplace.

Hamilton inspection FAQs
Do you inspect cisterns in Flamborough and Binbrook?
Yes. Cistern inspections are a regular part of our rural Hamilton work: tank condition, lid and overflow, pump and pressure system, treatment equipment, and a water sample.
Can you inspect a house in Dundas or Ancaster on the escarpment?
Yes. Escarpment-side homes get extra attention on grading, retaining walls, foundation drainage, and any signs of movement, along with the normal systems review.
Do you cover Waterdown and Carlisle?
Yes. Waterdown, Carlisle, Freelton, and Millgrove are minutes from our Puslinch base and are among the most common places we inspect.
