Home Inspection ProcessA home inspection is an essential step in understanding the condition of a property and helps you make an informed purchasing decision. It provides valuable information about the home’s systems and components as they are at the time of inspection.
Each home is unique, and our goal is to ensure you’re well-informed about your specific home. We highly encourage your presence during the inspection, so we can address any questions orconcerns in real-time. Our commitment is to go beyond a standard checklist – we want to make sure you understand your home fully.
During the InspectionExterior InspectionWe will begin by inspecting all exterior components of the home, including:● Roofing, flashing, and chimneys● Gutters and downspouts● Wall surfaces, windows, and doors● Driveway, foundation, and grading around the home
Interior InspectionMoving inside, we will assess:● Electrical, heating, air conditioning, and ventilation systems● Plumbing, insulation, flooring, ceilings, and walls● Plumbing, insulation, flooring, ceilings, and walls
What We Can and Can’t Inspect:While we can identify almost all home problems using the right tools and techniques, there are some limitations. For example, we cannot make openings in walls to inspect behind them. We recommend scheduling the inspection during daylight hours to ensure we can properly inspect the exterior of the home.
Post-Inspection Review:Once the inspection is complete, we’ll walk you through any concerns we’ve identified and answer all your questions. Remember, no home is perfect. Understanding how your home compares to others in the market is crucial to making an informed decision. We will do our best to provide you with the right information to help guide your decision-making process.
Important to Note:A home inspection is not a warranty or guarantee regarding the condition of the home. Our primary goal is to help you become better informed about your property. After the inspection, you’ll receive a detailed written report summarizing our findings.
Continued Support:We’re here for you even after the inspection. If you have any questions or concerns in the future, or need an unbiased opinion on any work being done, don’t hesitate to reach out. We want you to feel confident in your decision long after the inspection is complete.
Home Inspections ExplainedA home inspection is intended to provide information about the condition of the home’s systems and components at the time of the inspection. An inspection will help you make an informed purchase decision.

Septic System Inspection ProcessWhen we perform a septic system inspection, we follow a comprehensive process to ensure that the system is operating properly and to provide you with valuable insights on its condition. Our thorough inspection services and expert advice are designed to help you maintain a properly functioning septic system for years to come.
Locate and Expose Tank LidsWe begin by locating the septic tank lids. If they are not easily accessible, we will expose them if necessary. Once the lids are removed, we will inspect the visible components of the system.
Note: We prefer that the current owners expose the lids before the inspection, as this can help save time and ensure a more thorough inspection.
Important: We do not recommend having the tank pumped prior to or during the inspection, as this would prevent us from assessing how the system is currently being used and its operational condition.
Perform a Flow (Stress) Test and Bed LoadingWe conduct a flow or stress test, where we load the bed with water to evaluate its ability to handle the volume of waste it needs to process.
Assess the System’s Size and SuitabilityWe assess the system’s size and compare it to what is expected for the home & size, number of fixtures, and other factors to ensure it is properly sized for the current usage.
Educate the ClientOur goal is to empower you with knowledge. We will educate you on how the septic system is constructed and operates. Additionally, we will provide guidance on how to best live on the system to extend its lifespan and avoid costly repairs.

Well Inspection ProcessDuring a well inspection, we take a comprehensive approach to assess the well’s condition and ensure its ability to provide safe and reliable water.
We provide a comprehensive analysis of your well’s condition and water quality, ensuring you are well-informed about its ongoing care and maintenance.
Pump Test to Assess FlowUsing the existing system and pump, we pump water from the well at its highest available flow rate to evaluate how the well performs under heavy usage using the existing equipment. This helps us understand its capacity and reliability.
Assess the Well Area for Contamination RisksWe inspect the area surrounding the well to identify any potential sources of contamination, ensuring that the water remains safe for consumption.
Inspect the Well System ComponentsWe thoroughly inspect the filters, well tank, and any installed water treatment systems. Additionally, we’ll educate you on how the entire system operates and provide guidance on maintenance practices to help extend the life of the system and maintain the best water quality.
Water Quality TestingA water sample is taken on-site for testing of key parameters, including:
● pH
● Hardness
● Iron
● Nitrate
● Alkalinity
Water Quality TestingIf requested, we will provide a sample bottle for you to take to the Health Unit for a free potability test, which checks for E. coli and coliform. This test is commonly required by lenders within 30 days of closing on a property.

Professional Mould Inspection & Air Quality TestingOur mould inspection services, also known as air quality checks, are designed to address health concerns related to mould exposure. Mould can negatively impact health, especially for those who are sensitive to it. Understanding the air quality in your home or property is essential for ensuring a safe and healthy environment.
What to Expect During a Mould Inspection:1. Air SamplingWe begin by taking a control air sample outside the front door of the property. This serves as a baseline for comparison. Then, we collect one air sample from each floor of the building, as well as additional samples from specific rooms or areas of concern.
2. Lab AnalysisThese samples are sent to a certified lab for detailed analysis. The lab report identifies the different species of mould present in the samples, along with the concentration of mould spores in the air.
3. Detailed Report & RecommendationsOnce the analysis is complete, you’ll receive a comprehensive report outlining the findings. If necessary, we will provide recommendations for mitigating mould exposure, including addressing underlying causes such as moisture or leaks.
Why Air Quality Testing Matters:Mould is naturally present everywhere, but the type and concentration vary by location. Issues arise when spore levels exceed safe thresholds or when individuals sensitive to mould experience adverse reactions. Each person’s sensitivity to mould differs—while some may have no symptoms, others can be affected even by low levels.
Our services help identify whether mould levels in your property pose a health risk and provide actionable insights to address the problem.
Leak Detection & Moisture Control:In addition to air quality checks, we also specialize in identifying sources of moisture and leaks that contribute to mould growth. Using advanced tools and our expertise, we can locate the root cause and help stop mould from spreading further.
