Ensure Safe and Clean Water with Professional Well Inspections

At OneStop Shop Inspections, we provide professional well inspections across Southern Ontario to help ensure your well system is functioning properly and providing safe, reliable water. Our inspections evaluate the well location, pumping capacity, visible system components, and surrounding environmental conditions that could affect water quality.
Private wells require proper maintenance and monitoring to remain safe and reliable. By assessing the well system and identifying potential concerns early, our inspections help homeowners and buyers understand the condition of the water system and any maintenance needs.
We also provide additional inspection services, including Home Inspections, Septic Inspections, Pool Inspections, Mould Inspections, and WETT Inspections, ensuring all major property systems are properly evaluated.

  • A professional well inspection evaluates the condition of your water supply system and identifies potential risks to water quality or system performance. Our inspections help you understand how the well operates and any maintenance needs.
During the inspection, we focus on:
    ● Locating the well: Confirming the well’s location and accessibility.
    ● Pump test: Measuring water flow and pressure under normal and peak usage.
    ● System components: Inspecting tanks, filters, treatment systems, and visible plumbing.
    ● Contamination risks: Checking the surrounding area for environmental hazards.
    ● Water quality sampling: Testing key indicators like pH, hardness, iron, nitrate, and alkalinity.
Once the inspection is complete, we provide a detailed report and answer all questions. This ensures homeowners or buyers are informed about the well’s performance, water quality, and necessary maintenance for safe, reliable water.

What Happens During a Well Inspection?

Water Quality TestingA water sample may be taken on-site to test key water quality indicators, including:

    pH

    Hardness

    Iron

    Nitrate

    Alkalinity

Additional Water Testing OptionsIf requested, we can provide a sample bottle for submission to the local Health Unit for a free potability test. This test checks for E. coli and coliform bacteria and is often required by lenders within 30 days of closing during a real estate transaction.

Locate the Well

We begin by locating the well on the property. In some cases, wells may be buried or concealed, making them difficult to locate. Our inspectors make every reasonable effort to find the well and assess its condition.

Pump Test to Assess Flow

Using the existing system and pump, we perform a pump test by drawing water from the well at its highest available flow rate. This helps evaluate how the well performs under heavy usage and provides insight into its capacity and reliability.

Assess the Well Area for Contamination Risks

The area around the well is inspected to identify potential sources of contamination, such as nearby septic systems, surface runoff, or other environmental risks that could affect water quality.

Inspect the Well System Components

We inspect the visible components of the well system, including filters, pressure tanks, and any installed water treatment systems. During the inspection, we also explain how the system operates and provide general maintenance guidance to help protect the system and maintain water quality.

  • A well inspection can identify potential sources of contamination, helping to assess risks to your water supply. While the inspection itself doesn’t test for all contaminants, a nitrate test can indicate possible organic contamination. Additional water testing may be needed for a comprehensive analysis of water quality.

  • Most well inspections take about 1 to 2 hours, depending on the well's accessibility, the system's complexity, and the testing being performed.

  • A well inspection typically includes locating the well, performing a pump test to evaluate flow, inspecting visible components such as pressure tanks and filtration systems, assessing contamination risks in the well area, and conducting basic water-quality testing.

  • Yes, if your property includes a wood-burning appliance, many insurance companies and buyers will require a WETT inspection to ensure it is safe, functional, and compliant with regulations before the sale is completed.

  • Yes. Wells can experience reduced flow or temporary shortages during periods of heavy use or drought. A pump test during an inspection helps evaluate the well’s ability to produce water under higher demand.

  • A well inspection can identify potential sources of contamination and evaluate risks around the well area. While the inspection itself doesn’t test for all contaminants, a nitrate test can indicate possible organic contamination. Additional laboratory testing may be recommended to provide a comprehensive analysis of water quality.
