Well inspections in Hamilton and Flamborough

Well inspections in rural Hamilton, Flamborough, Carlisle, Freelton, Lynden, and Ancaster: pump flow test, water sample for hardness, sulphur, and iron, and a written report.

Rural Hamilton wells are a mixed bag. Flamborough, Carlisle, Freelton, Millgrove, Lynden, and rural Ancaster sit on escarpment bedrock that often gives hard, sulphurous, or iron-heavy water, and yields vary from one road to the next. Some homes supplement a poor well with a cistern. A well inspection tells you what this particular well produces, what the water is like, and whether the treatment equipment is keeping up.

Hard water, sulphur, and treatment

Most Flamborough wells need a softener, many need an iron filter, and some need sulphur treatment or a UV unit. We inspect the treatment train for condition and whether it is actually running, and we sample on-site for pH, hardness, iron, nitrate, and alkalinity so you know what you are dealing with. A bottle for the free Public Health Ontario bacteria test is available; Hamilton Public Health is the drop-off.

Yield, pressure system, and wellhead

Using the existing pump, we run the well at its highest available flow and watch recovery to judge whether it can supply the household. We inspect the pressure tank and switch, the visible plumbing, and the wellhead for casing height, a vermin-proof cap, and grading. Where a cistern is also present we inspect it on the same visit. The written report explains the system and what to budget for.

How the well inspection works

  • Locate the well and confirm accessibility.
  • Pump test at the highest available flow rate using existing equipment.
  • Assess the well area for contamination risks.
  • Inspect filters, well tank, and treatment systems; sample for pH, hardness, iron, nitrate, and alkalinity.

Full details, including what we can and cannot inspect, are on the Well Inspections page.

Well Inspections in Hamilton: FAQs

Why does Flamborough well water smell like sulphur?

Hydrogen sulphide from the bedrock aquifer is common across the escarpment. It is a nuisance more than a health issue and is treatable, but the treatment has to be sized and maintained. The inspection reports on what is installed and whether it is working.

Can you inspect both the well and the cistern?

Yes. Many rural Hamilton homes have both, and we inspect them together along with the septic system and the house.
