Drilled wells, dug wells, and the Wells Regulation
Most Wellington County homes are on drilled wells into limestone or dolostone bedrock; older farmhouses may still have a dug or bored well. Ontario Regulation 903, the Wells Regulation, sets out how wells must be constructed and sealed, and the most common defects we see are a casing that ends below grade, a cap that is not vermin-proof, or an abandoned well that was never properly decommissioned. The Ministry of the Environment well record, when one exists, tells us depth, yield at construction, and static water level to compare against.
Flow test and water quality
Using the existing pump, we run the well at its highest available flow and watch recovery to judge whether it can keep up with the household. We inspect the pressure tank, switch, and visible plumbing, and look around the wellhead for contamination sources such as a septic bed, barnyard, or road salt. We sample on-site for pH, hardness, iron, nitrate, and alkalinity, and we can supply a bottle for the free Public Health Ontario bacteria test (E. coli and total coliform) that lenders often require within 30 days of closing.

Is well water testing free in Wellington County?
Bacteria testing (E. coli and total coliform) for private wells is free through Public Health Ontario; drop-off is through Wellington-Dufferin-Guelph Public Health. We provide the bottle and explain the procedure. Chemical testing is separate and we sample for key parameters on site.
What flow rate should a well have?
It depends on the household and on storage, but a well that cannot sustain a few gallons per minute without the pump losing prime is a concern. The inspection tells you what this well does under load, not just what the drilling record claimed years ago.
