Mould and air quality inspections in Brampton
Mould and indoor air quality inspections in Brampton: attic condensation in newer subdivisions, basement apartments, and 1960s and 1970s Bramalea homes. Lab-tested air samples with a moisture-source report.
Brampton is mostly newer housing, and newer housing has its own mould pattern. Homes built from the 1990s onward in Springdale, Castlemore, and Mount Pleasant are tight and well insulated, so moisture that would have escaped an older house stays inside and condenses in the attic or on window frames. Add the basement apartments that are common across the city and the households that run them, and indoor humidity climbs. The older Bramalea and downtown streets have the finished-basement and foundation issues of 1960s and 1970s construction. We test the air and trace the moisture in both.
Attic condensation and tight new builds
The single most common Brampton finding is frost and black staining on attic sheathing from bathroom fans that end in the attic, kitchen exhaust that does not reach the roof, or an attic with too little ventilation for the amount of moisture the house produces. Inside, it shows as condensation and spotting on north-facing windows and in closets on exterior walls. We inspect the attic, the fan terminations, and the HRV if there is one, and we measure humidity so you know whether the house is being run too wet.
Builder-grade basements that were finished early often have no proper drainage gap behind the drywall. We use moisture meters and thermal imaging along the exterior walls to find wet areas without opening anything up.
Basement apartments and older Bramalea homes
Basement suites carry their own showers, cooking, and laundry with less ventilation than the main floor. We sample the suite separately, check the bathroom exhaust, and look for the details that hold moisture. In Bramalea and the downtown streets, the findings are more often past water entry at the foundation, window wells, and grading that has settled toward the house over fifty years.
The inspection takes a control sample outside, samples on each floor and in any area of concern, and sends them to an accredited lab for species and spore counts. You receive the lab report with our interpretation and the moisture source. We inspect and test only, so the report is independent of any remediation quote.
How the mould inspection works
- Control air sample outside the front door as a baseline.
- Air samples from each floor and areas of concern.
- Lab analysis of mould species and spore concentrations.
- Detailed report with recommendations, including moisture and leak sources.

Mould Inspections in Brampton: FAQs
Why does a new Brampton house have mould in the attic?
Because tight construction keeps moisture inside and a fan venting into the attic or weak attic ventilation lets it condense on cold sheathing. It is a ventilation fix, but the staining should be assessed and the cause corrected.
Can you test a basement apartment on its own?
Yes. We sample the suite and the main floor separately against an outdoor control so the report shows where the problem actually is.
Do you cover Caledon and Bolton as well?
Yes. Rural Caledon and Bolton properties are often on wells and septic systems, and we can inspect those on the same visit.
