Kitchener and Waterloo are on sewers, but the three townships that surround them are farm country on septic beds. New Hamburg, Baden, Petersburg, St. Agatha, Wellesley, St. Clements, Elmira, St. Jacobs, Conestogo, and Breslau all have properties where a buyer is inheriting a septic system along with the house. We inspect those systems with a loaded flow test and report in writing.

Farmhouses, additions, and undersized systems

The most common finding on township properties is a system that was sized for a two- or three-bedroom farmhouse now serving a house with five bedrooms and three bathrooms after additions. The tank may be fine and the bed may still be failing. We compare the system to the house it serves, run water into it to load the bed, and look for the slow drainage, surfacing, or odour that tells you capacity has been exceeded.

Groundwater and Waterloo Region rules

Waterloo Region draws most of its drinking water from wells, so sewage systems in the townships sit inside source water protection areas where a failing system is a public problem, not just a private one. Region of Waterloo issues the permits for new and replacement systems. Our report is the independent condition assessment that tells a buyer whether they are looking at routine maintenance or a replacement permit.

  • Flow (stress) test and bed loading to evaluate capacity.
  • Assess system size and suitability for the home and fixtures.
  • Inspect filters, pumps, and piping, then review findings with a written report.

How do you test a septic bed without digging it up?

We expose the tank lids, inspect the tank and outlet, then run a measured volume of water into the system and watch how the bed accepts it. Surfacing, slow acceptance, or backing up into the tank tells us about the bed without excavation.
