WETT inspections in Cambridge

WETT-certified inspections in Cambridge for insurance and resale: stone and brick mill-era homes in Galt, Preston, and Hespeler, and wood stoves in rural North Dumfries. Written report with clearances, chimney, and liner findings.

Cambridge is one of the few Ontario cities where a WETT inspector regularly meets chimneys that are more than a century old. The stone and brick homes of Galt, Preston, and Hespeler were built with coal and wood in mind, and their masonry chimneys have served a dozen different appliances since. Out in North Dumfries around Ayr, Branchton, and Roseville, wood stoves are everyday heat. Insurers ask for a WETT report at a change of ownership in both cases, and old masonry is exactly where that report earns its keep.

Century chimneys in Galt, Preston, and Hespeler

A chimney built in 1890 may have no clay liner at all, offsets that cannot be swept, mortar joints that have turned to sand, and a flue that has been shared by a furnace and a fireplace at different times. We inspect the fireplace or appliance, the smoke chamber and flue from both ends where accessible, the crown and cap, and the attic and roof penetrations. Where a fireplace has been fitted with an insert or a stove, we check for the full-height stainless liner the appliance needs.

Many of these homes have also had their original fireplace closed up and a gas or electric unit added. We document which flues are live, which are abandoned, and whether an abandoned flue is still open to a room.

Wood stoves in North Dumfries and rural Cambridge

Stoves around Ayr, Branchton, and Roseville are often the primary heat source in a farmhouse or a rural bungalow. We check the appliance label and certification, clearances to combustibles with and without shields, the floor pad, the connector pipe, the chimney type and its condition, and the roof penetration. Older airtight stoves, stoves in workshops and garages, and connector pipe that runs too far horizontally are the recurring findings.

The report lists each item against the manufacturer’s listing and the Ontario Building Code, with photos, so you know what an insurer will accept and what needs correction first.

How the wett inspection works

  • Visual inspection of fireplaces, stoves, and inserts for condition, installation, and clearances.
  • Chimney and venting evaluation for blockages, damage, and draft.
  • Creosote and combustion assessment for fire hazards.
  • Component and safety inspection, then a written report with recommendations.

WETT Inspections in Cambridge: FAQs

Can a century chimney in Galt pass a WETT inspection?

It can if it is lined and in sound condition for the appliance it serves. Unlined or deteriorated flues usually need a stainless liner, and the report tells you exactly which.

Does an abandoned flue matter?

Yes. An open abandoned flue can let combustion products, water, or animals into the house. We document each flue and whether it is live, capped, or open.

Can the WETT inspection be done with the home inspection in Cambridge?

Yes, that is the usual booking. It adds about an hour and the findings appear in the same visit’s reporting.
