Pool inspections in Mississauga

Pool inspections in Mississauga, from Lorne Park and Clarkson lots to Streetsville and Meadowvale. Shell, liner, equipment, heater, bonding and GFCI, and the enclosure. Written report, often same visit as the home inspection.

The pools of Lorne Park, Clarkson, and Mineola sit on some of the largest lots in Mississauga and many were built with the houses in the 1960s and 1970s. Further north, Streetsville, Meadowvale, and Erin Mills have 1980s and 1990s pools on tighter lots where the equipment pad is often squeezed against the house or a fence. Buyers in Peel usually inherit a pool rather than build one, so knowing what has been replaced and what is about to need replacing is worth a separate line in the inspection report.

Lakeshore pools on large lots

Older concrete and gunite pools in Lorne Park and Clarkson can show hollow plaster, cracked coping, and tile lines that have let water behind the shell. Mature trees mean skimmers work hard and underground lines may have root pressure. We review the shell, the deck and coping, the skimmers and returns, and the visible plumbing, and we run the equipment to see how the system actually performs.

Diving boards, slides, and older in-floor cleaning systems need a close look because parts are no longer made for many of them. We note what is original and what has been changed so you can plan.

Equipment pads, electrical, and the enclosure

A tight equipment pad against a fence or garage wall is common in Streetsville and Meadowvale. We check pump, filter, and heater condition, confirm the bonding connections are present on each piece of metal equipment, and verify ground-fault protection on the circuits. Receptacles, lights, and timers that were added over the years are the usual items that need an electrician.

Mississauga requires a pool enclosure with compliant fencing and self-closing, self-latching gates. We check the enclosure during every inspection, including the house wall if it forms part of the barrier, and tell you what to confirm with the city.

How the pool inspection works

  • Exterior and structure: pool surfaces, coping, decking, and surrounding area.
  • Equipment systems: pumps, filters, heaters, and plumbing.
  • Electrical and safety features: wiring, bonding, fencing, and gates.
  • Water clarity and visible issues, followed by a detailed report.

Full details, including what we can and cannot inspect, are on the Pool Inspections page.

Pool Inspections in Mississauga: FAQs

Can you inspect a Mississauga pool in the off-season?

We can inspect the equipment, enclosure, deck, and visible structure with the cover on, but liner condition, leaks, and heater operation require the pool to be open. The report records what could not be checked.

Do you test for leaks?

We look for the visible signs: wet ground around lines, pressure loss, water level that does not match evaporation, and failing fittings. Pressure testing underground lines is a pool contractor task and we will tell you when it is worth ordering.

How long does a Mississauga pool inspection take?

Plan on about an hour for the pool alone, longer with a spa or extensive automation. Combined with the home inspection it adds roughly an hour.
